Work starts on next phase of new homes at North Heybridge Garden Suburb

Work has started on the second phase of homes at a new garden suburb on the edge of Heybridge.

Bellway Thames Gateway is building 262 properties at Westcombe Park, a proposed new neighbourhood of more than 1,000 new homes on land between Maypole Road and Broad Street Green Road.

The homes are being built on a 19.65-acre parcel of land which Bellway purchased from Countryside Properties, the developer leading the overall scheme.

Bellway’s development will be situated at the north-eastern edge of the new neighbourhood, also known as North Heybridge Garden Suburb, and will be accessed via a new spine road leading from a roundabout junction on Broad Street Green Road.

Bellway at Westcombe Park will include a mix of one and two-bedroom apartments, and one to four-bedroom houses. There will be 183 properties for private sale and 79 affordable homes for local people, comprising 56 for affordable rent and 23 for shared ownership.

John Haggerstone, Construction Director for Bellway Thames Gateway, said: “It is good to get work underway at our development at Westcombe Park after receiving planning approval from Maldon District Council in December last year.

“We are pleased to be working alongside Countryside Properties on this ambitious project to create a high-quality, attractive garden suburb where residents will be proud to reside, and which will integrate with the existing community of Heybridge.”

Bellway at Westcombe Park will be the second of five residential phases to be delivered at North Heybridge Garden Suburb. Countryside Properties secured planning permission to build the first phase of 160 homes, on land at the western edge of the site, in April 2022.

Outline planning permission is already in place for the overall scheme, which includes plans for up to 1,138 new homes, a 120-residential care facility, primary school, community facilities and public open space on a 188-acre site.

Bellway’s development will feature three distinctive character areas as laid out in the North Heybridge Garden Suburb Design Code. The Traditional Garden Suburb part of the site will have a planned formal layout with wide tree-lined avenues, while the Village Edge towards the northern boundary will have a less structured building line to mirror that of small villages. The Woodland Edge towards the south-western part of the site will be more rural in character, with a mix of brick, slate and timber materials being used on the homes.

John said: “The design of our development has been informed by a series of technical meetings with council planning officers over several months and we are fully committed to working with the local authority to ensure we deliver a high-quality scheme which will brings benefits to existing and future residents.

“The varied mix of property types we are delivering will meet the needs of a wide range of people, helping to ensure the creation of a mixed and balanced community. Three-quarters of the homes for private sale will be two or three-bedroom houses to cater for young families and the first-time buyer market.

“We will also be creating an extensive network of cycleways and footpaths throughout the site to encourage sustainable modes of travel and enable new residents to easily access the existing settlement of Heybridge.”

The first homes at Bellway at Westcombe Park are due to go on sale this summer.
