Plans approved for next phase of Rivenhall Park in Witham

Plans have been approved for a fourth phase of new homes by Bellway Essex on the northern edge of Witham.

The housebuilder has been granted outline planning permission by the Planning Inspectorate to build 230 new homes on land north east of Rectory Lane, with vehicle access via Forest Road and Evans Way.

The plans for the site include 30 per cent affordable housing available for local people through rent or shared ownership and five plots set aside for self-build homes, as well as 18 acres of public open space, including play areas, woodland, playing fields and a circular walk.

Bellway Essex has completed construction work at phase one and two at Rivenhall Park, off Forest Road, where it has delivered a total of 385 new homes, with all but one now sold. The third phase of the project comprises 58 properties at Bellway’s sold-out Bluebells development, off Rickstones Road.

Richard Burrows, Managing Director of Bellway Essex, said: “Securing planning approval for this latest phase of housebuilding at Rivenhall Park will allow us to press ahead with our plans to deliver more much-needed homes to Witham.

“Now that we have outline planning permission for the scheme in place, we will be finalising our detailed plans for submission in Summer 2023.

“So far, the first three phases of this development have seen Bellway deliver 443 new homes, 30 per cent of which are affordable properties to allow local people, who cannot afford to buy their own homes, to secure a new place close to their network of family and friends.

“This new development sees us demonstrate our ongoing commitment to providing new homes in the town. Once again, 30 per cent of the properties will be affordable homes for local people.”

The fourth phase of Rivenhall Park, on a 42-acre site, will see the developer make contributions, as part of the planning agreement, towards early years, primary and secondary education, as well as towards Witham Health Centre and the upgrading of facilities at the local library.

Bellway will also contribute towards a number of highways improvements, including new bus stops and the closure of the southern end of Rectory Lane to vehicles. 

Richard said: “This development has been designed to take a plot of land and deliver a brand-new sustainable neighbourhood which blends in with the local environment. The site will feature 18 acres of public open space which will include sports pitches, a pavilion and associated car parking.

“A cycleway and footpaths will connect the site internally and externally to local rights of way and encourage residents to use greener methods of transport. The desire to promote a greater connection with the outdoors is complemented by our commitment to provide biodiverse habitat for wildlife.”

There is currently one four-bedroom property remaining for sale in the current phase of Rivenhall Park, which is priced from £599,995.
