New homes proposed for Leicestershire village would bring more than £2 million investment in education

Developer contributions of more than £2.1 million have been earmarked for schools in the Ratby area as part of proposals for 225 new homes in the village.

Outline planning permission for the scheme, off Desford Road, is already in place, and homebuilder Bellway submitted its detailed application for the new homes to Hinckley and Bosworth Borough Council in November last year.

If the project goes ahead, Bellway would make payments totalling more than £2.8 million through the planning agreement attached to the outline permission.

Of this, £2.1 million has been allocated for education provision in the Early Years, primary, secondary, and Special Educational Needs and Disabilities (SEND) sectors, while other payments would include £165,000 for healthcare.

Steve Smith, Sales Director for Bellway East Midlands, said: “Schools would receive a significant funding boost as part of our proposed scheme for Ratby and that would help the people who eventually purchase new homes there as well as those who already live in and near the village.

“Our investment would support some of the most important local services and infrastructure in the area, while the construction of the project would also bring jobs and support for local supply chain businesses. New residents would also bring additional spending within the local economy.

“And a further benefit for local people is the fact that 40 per cent of the new homes would be affordable properties for rent or shared ownership, making it easier for people to enjoy living in a modern, energy-efficient new-build home.

“Our detailed proposals for this new development have been thoughtfully prepared by our team to fit seamlessly into the existing layout of the village. It features numerous advantages including an impressive amount of public open space covering around a third of the site, new planting and imaginative provision for play.

“We hope our reserved matters application is approved by the local authority so we can move forward with these plans.”

Bellway’s plans feature 90 affordable homes ranging from one to four-bedroom designs including apartments, bungalows and houses. The homes for private sale on the 30-acre site will range from two-bedroom bungalows to five-bedroom houses.

The proposals also feature 10 acres of public open space including a trim trail that would wind through the centre of the development.

Other payments to be made as part of the planning agreement would include a £78,792 off-site sports contribution, a £62,754 transport contribution, a £36,810 off-site natural green space contribution and a £5,370 civic amenity contribution, as well as library, bus pass and travel contributions.

The plans are currently with Hinckley and Bosworth Borough Council for consideration.
