Construction of new homes under way at Northfleet

Work to build hundreds of new homes at a development on the south bank of the Thames in Northfleet is now under way.

Bellway is building 532 homes at its Harbour Village scheme off The Creek, on a disused brownfield site that was once home to the Northfleet Cement Works.

The homes will be part of the wider Ebbsfleet Garden City project, which is expected to create around 15,000 homes along with shops, commercial and office space, parks, and public open space.

Emma Hamlett, Bellway Thames Gateway Sales Director, said: “Harbour Village is a genuinely exciting development that will bring some highly desirable properties to the area – many of them with wonderful river views.

“And the fact that this scheme is regenerating a brownfield site that has been unused for over a decade makes it all the more important.

“Now this land starts a new chapter in its history as construction work of the new homes begins in earnest. Instead of a no-longer-useful industrial site, we will see a new neighbourhood spring up, with a community centre and open space for people to enjoy.

“There are so many aspects of Harbour Village that we believe will attract people. Of course, the river location is a big one, but the range of properties we have planned is another.

“With home styles ranging from one-bedroom apartments to four-bedroom houses, this scheme will catch the eye of a range of house-seekers, from first-time buyers to those further along the property ladder.

“And it will be perfect for commuters or anyone wanting to explore further afield, as it is within walking distance of two railway stations. Northfleet railway station is just a 10-minute walk away, while Ebbsfleet International is a 20-minute walk away.

“What’s more, there’s some great shopping right on the doorstep, with the Bluewater centre a short drive away.

“The wider Ebbsfleet Garden City scheme is an ambitious project to provide homes that meet a real need for housing in the area. We’re proud to be a part of it and we are looking forward to progressing with construction of the new homes over the coming months and releasing the first properties for sale at Harbour Village next year.”

The cement works closed in 2008 and 10 years later outline planning permission for a mixed scheme of up to 532 homes was granted, including 372 homes for private sale along with 160 affordable properties for rent or shared ownership.

The scheme will be made up of one and two-bedroom apartments as well as two, three, and four-bedroom houses.

Detailed plans for the first major housing phase of the project, for 121 homes, were approved in January this year.

This summer an official ‘ground-breaking’ ceremony was held, attended by representatives of Bellway Thames Gateway and Ebbsfleet Development Corporation.

Bellway plans to release the first homes for sale at the development in May 2023.
