Community-led eco-friendly homes development near Newmarket set to open

A new eco-friendly development near Newmarket featuring solar panels, energy-efficient heating systems and electric vehicle charging points is set to open for visitors.

Bellway is building 160 homes at The Ferns as part of the community-led Kennett Garden Village project, which is bringing 500 properties to the area, including one and two-bedroom apartments and two, three, and four-bedroom houses.

The first homes at The Ferns are due to be released for sale in May, when a sales centre, two showhomes and a new children’s play area at the entrance to the development will open. A House to Home plot will also be available to view to show the various stages of the build process.

Rhiannon Jones, Head of Sales at Bellway Eastern Counties, said: “Sustainability is at the heart of The Ferns at Kennett Garden Village, making it very much the model for the kind of developments that will help the housebuilding industry move towards net zero.

“Our customers want energy-efficient homes like this that are fit for the future, with measures in place to reduce carbon emissions which is crucial for the environment, and also high levels of insulation to keep energy bills to a minimum.”

Houses at The Ferns will feature air source heat pumps, EV charging points and solar panels on selected plots.

Construction methods have been designed to encourage cooling in the summer and heating in the winter, while every appliance installed in the properties will have an energy efficiency rating of A+/A.

Alongside the new homes, Kennett Garden Village will include a new school site for Kennett Primary School, a new village centre and green open spaces.

Rhiannon said: “We have put a lot of thought and consideration into our plans for The Ferns and we feel that Kennett Garden Village will become a wonderful community to live in, with the infrastructure in place to make life easy and enjoyable, including the new school.”

Ashberry Homes, which is part of Bellway Group, is also building a development at Kennett Garden Village. Its Lark’s Place scheme will be made up of 164 homes and this is set to open in July.

The new homes at The Ferns and Lark’s Place will include 93 affordable homes for rent or shared ownership, with 30 of these managed by the Kennett Community Land Trust. The trust helped to bring the development forward in partnership with Bellway, The Dane Hill Estate and East Cambridgeshire Trading Company.

In total, 150 of the 500 homes planned at Kennett Garden Village will be affordable properties, with 60 of these managed by the trust.

Work has started on building the new school for the project, which Kennett Primary School is due to relocate to this September.
