Bellway submits plans to build 32 sustainable new homes in Wombourne

Bellway has submitted plans to build a collection of 32 new homes in Wombourne on land which has been identified as suitable for housing.

The 4.3-acre site off Orton Lane in the village was purchased by Bellway Strategic Land and its team successfully promoted the land for residential development in the Local Plan.

Bellway’s West Midlands division has now submitted a full planning application to South Staffordshire Council to build the 22 private and 10 affordable homes.

The affordable properties would be available through low-cost rent, shared ownership or the Government’s First Homes scheme, whereby first-time buyers can buy with a price reduction of between 30 and 50 per cent.

Fergus Thomas, Strategic Land Director for the Central region, said: “This land has been identified by the local authority as a suitable location for housing and remains allocated for residential use in the emerging Local Plan.

“The application has been submitted after close liaison with South Staffordshire Council to ensure that our plans meet the specific needs of the local housing market.

“We also ran a three-week public consultation last year which included information on social media, a leaflet drop, a question-and-answer webinar with the project team and a website presenting the details of the proposal. Feedback from local residents received through this process was incorporated into the design we have submitted to the council.”

All homes on the development would be net-zero ready in line with the 2025 Future Homes Standard, with electric vehicle charging points and enhanced insulation, solar panels and energy-efficient air source heat pumps.

Planning Manager for Bellway West Midlands, Chris O’Hanlon, said: “The development layout has been sensitively designed to retain existing landscape features including trees and hedgerows to the boundaries and to enhance and preserve natural habitats through additional planting. These on-site eco-friendly measures, along with contributions to enhance existing open spaces and habitats in the locality, will lead to the scheme delivering a 10 per cent increase in biodiversity.

“All homes will be built using materials in keeping with local architecture. Properties towards the east of the site are proposed to be red multi brick with a grey roof tile, while towards the west, homes will be orange multi brick with a brown roof tile, creating a transition in character and identity.

“New footpaths and cycle paths would also be created to link the site to neighbouring residential areas.”

The development would feature a mix of two, three and four-bedroom houses, with three two-bedroom bungalows – two for open market sale and one for low-cost rent – while five private homes would include additional studios over their garages.

Bellway’s Strategic Land team consists of planning and development experts who work with landowners, specialist planners and local authorities to identify and bring forward long-term opportunities for development.
