Bellway starts work on 121 new luxury homes in Cuffley

Bellway North London has started work on 121 premium homes in the sought-after Hertfordshire village of Cuffley.

King George’s Vale will feature a beautifully crafted range of two, three, four and five-bedroom houses for private sale, off Northaw Road East.

Construction work on the 12-acre site, located just to the north of King George V playing field, began this month (May).

Bellway’s detailed plans for the site were approved by Welwyn Hatfield Borough Council’s development management committee on Thursday 9 March. Outline consent for the scheme had been granted in March 2022.  

Ali Maruf, Managing Director of Bellway North London, said: “Getting work started at King George’s Vale represents a very welcome and significant milestone for this much-anticipated development.

“We have worked closely with the local authority to create a development which will deliver high-quality new homes, with a selection of premium homes which will offer residents a luxurious rural lifestyle within walking distance of village amenities and Cuffley railway station.

“The homes include a choice of impressive five-bedroom properties which feature spacious accommodation across three floors. Three of the five bedrooms in the Millwright, for example, have their own en suite facilities, while the generous downstairs layout includes a study, living room, utility room and open-plan kitchen/family/dining room with doors to the garden.

“The homes will offer a high-end specification, while the development has excellent sustainable credentials, with all properties including Google Nest smart thermostats, electric vehicle charging points and solar panels.”

As part of the planning agreement for the development, Bellway will provide funding of £2.2 million towards local services. Contributions will include £1,192,005 towards education, £156,332 for healthcare, £333,500 for highways and £444,215 for sports facilities. Further contributions will be made towards libraries, youth services, waste and recycling services and off-site green space. In addition, 42 of the homes within the development will be provided as affordable housing available for local people through low-cost rent or shared ownership.

Areas of open space will be provided throughout the development, including in the centre and south-east corner of the site. Existing trees and hedgerows will be retained wherever possible, while the main street through the development will be lined by trees on both sides.

Ali said: “Because of the site’s location on the edge of open countryside, we have taken great care to design a development which blends in with its beautiful rural setting. The provision of open space and wide variety of tree and shrub planting will help to create an attractive and pleasant environment for residents while also improving biodiversity.”

The first homes at King George’s Vale are set to go on sale in autumn 2023 with the first properties due to be completed and handed over to their new owners in spring 2024.
