Bellway has started work on a new housing development on land next door to Wentworth golf course in Virginia Water.

The housebuilder is to deliver 67 new houses and apartments at Regent’s Gate, on a four-acre site north of Trumps Green Road, previously owned by the Wentworth Estate.

The development will consist of 43 homes for private sale and 24 affordable homes for local people, with all properties designed to be highly energy efficient, and with access to electric vehicle charging points. Low-carbon heat pumps will provide water heating for the apartments, while PV solar panels will be fitted to the majority of houses.

The private homes will comprise three, four and five-bedroom houses and two-bedroom apartments, while the affordable homes – a mix of homes for rent or shared ownership and First Homes sold at a discount – will include one and two-bedroom apartments and two and three-bedroom houses.

Daniel Williamson, Sales Director for Bellway South London, said: “The 67 new homes we are building at Regent’s Gate will help towards meeting the growing local demand for new housing.

“Our vision is to take an unwanted and vacant plot of agricultural land which was allocated for housing in the Runnymede Local Plan and to transform it into a vibrant new neighbourhood. 

“We have worked closely with the council to ensure that the mix of one and two-bedroom apartments and three, four and five-bedroom houses will meet the requirements of the local community.”

Runnymede Borough Council approved detailed plans for Regent’s Gate in April. The first residents are due to go on sale next summer with the first residents expected to be moving in by December 2025.

Daniel said: “This will be a sustainable and visually attractive development with significant areas of public open space which will provide wildlife benefits and go towards producing a biodiversity net gain on site. 

“There will be an extensive network of footpaths and cycleways to encourage people to use alternative forms of transport and a pocket park and play trail to help families meet outdoors.

“The location of Regent’s Gate is a strong selling point as it has excellent transport links. Commuters can walk to Virginia Water railway station less than a mile away for trains into London Waterloo, which take about 45 minutes, while it’s also a great location for car users, with the M3 and M25 close by.”

In addition to delivering much-needed new homes, Bellway will pay around £1.7 million towards local services and infrastructure through the Community Infrastructure Levy (CIL).
