Bellway exchanges contracts on land for 100 new homes in Somerset village

Homebuilder Bellway has exchanged contracts to purchase a 14-acre piece of land in Creech St Michael, near Taunton, with plans to build 100 new homes there.

The site, off North End, was given outline planning permission for residential development in February this year.

With an agreement now in place to buy the land, Bellway is preparing a reserved matters application for the new homes which it plans to submit to Somerset Council in early 2025.

The development will bring in approximately £3.5 million of investment into the area. Bellway contribute approximately £1.7 million as part of the planning agreement for the scheme including £1.5 million for primary, secondary, early years and Special Educational Needs (SEN) education. It will also pay about £1.8 million in Community Infrastructure Levy (CIL) towards local infrastructure.

Sam Sowden, Land Director for Bellway South West, said: “We are working to prepare a thoughtful and considered detailed planning application for this land, that we believe will result in an attractive, sustainable, and welcoming neighbourhood. We want to create a scheme that forms a logical extension to the existing village of Creech St Michael.

“With public open spaces for people to enjoy, allotments, a good network of footpaths and significant provision of much-needed affordable housing, our proposal is for a development of high-quality homes in an area that people will enjoy living in.

“The location is excellent as the village provides a range of local amenities within walking distance including a school, pub and shops – all of which make this a sustainable and comfortable location for new residents.”

The plans are for 75 of the properties to be privately sold, while the other 25 will be affordable homes. The site is just over a mile away from Junction 25 of the M5.

The plans include upgrades to the footpath and cycleway network to the south of the site as well as the creation of public open space, allotments and an equipped play area.
